However saya rasa at certain instance kita juga kena work smart, becoz acapkali to get the client to accept, punyalah azab, dah tetap tarikh penyerahan sekian sekian, tunda, tetapkan tarikh sekian sekian tunda. Sedangkan DLP berjalan. Therefore kita kena strike a balance.
Dalam minda client, selagi aku tak duduk, DLP should not be moving. It should stay put. But must remember kalau tak serah serah kepada klien, kalau kecurian berlaku dan sebagainya, sapa perlu bertanggung jawab? Kalau lewat 1 atau 2 hari, boleh lah kontraktor bantu, kalau bertahun.
Kena pulak dalam building ada mesin x ray, air cond, tv dsbnya. Kena lantik pak guard le plak. Pak guard lama dah lari sebab warga bangladesh, masuk illegal. Pak guard yang baru umur 60 tahun, bekas technician JKR. Isteri 4, isteri didahulukan pencapaian diutamakan. And the beats goes onn.
Kalau contractor dengan rela hati bersetuju, saya rasa the best deal will be proceed dengan tarikh tempoh kecacatan right after CPC, but then minta jasa baik kontraktor, to maintain the buillding at least 3 or 4 months after. Afterall there's no obligation, its all goodwill.
We might say, if like that one, contractor might cabut maaa, well then again, he might as well refuse to extend it earlier.
To add a written supplementary agreement, is actually like giving an extra burden to the contractor.
